1. Finish Your Attic

One of the best ways to add value to a house is to increase the amount of livable space. Many people decide to finish their basements while overlooking their attic.

First you have to make sure the attic is well ventilated so that it remains dry throughout the year. To meet code, a finished attic must have dimensions of at least 7 feet high by 7 feet wide.

TIP: If you are having a hard time meeting height or width restrictions in your attic, adding dormers can help increase the height of the roof substantially.

2. Adding Skylights

When a buyer is looking at a house natural light is always a huge plus. Adding skylights to your roof will do the trick making your home brighter and more appealing.

Things to Consider Before Hiring a Roofing Company to Add Skylights

Will the roof framing accommodate skylights?

If you are planning on getting a skylight that is two feet in length or less, you can have it installed in a framed roof or a roof made from trusses. If the skylight is longer than two feet you will need to hire a structural engineer to change your roof framing if you have trusses in your roof.

Do I have cathedral ceilings or will I need a chase?

With cathedral ceilings a skylight can let light directly into your home. With a standard house a skylight will let light into your attic but not below it. A chase is a tunnel in your attic that lets the light through to the floor below.

Do I have a shingle roof?

Skylights are meant for a shingle roof, and if you have something else it will be more expensive to have a skylight installed. Skylights are more difficult to install in metal roofing, and require special flashing to remain watertight.

Consider working with a roofing company to add skylights to your roof and you will almost certainly increase the value of your home as long as the skylights aren't too expensive to install.

3. Trimming Roof with Copper

When copper is used to roof a house it stands out because of its distinctive look. It starts off shiny and changes through a spectrum of colors until it finally has an earthy green and brown color. A copper roof looks great, and will encourage people to buy your house, but it's also really expensive. To save money, you can enhance your roof with a copper look, without spending a fortune by having a roofing company install copper accents.

With a shingle roof, metal is used in several different places. You most likely have metal vents, gutters, ridges and valleys on your roof. Replacing the galvanized steel with copper adds a complimentary accent to your roof without unloading big bucks on the entire roof.
