Check Your Warranty Before a Roofing Repair

Check Your Warranty Before a Roofing Repair - Dallas Roofing & Home Improvement Blog - Moore Construction Co. - old_shinglesOne of the main benefits of roofing products can be their warranty. Most roofing products have a manufacturer's warranty guaranteeing the product for many years. With shingles, the warranty is typically between 25 and 30 years, while a metal roof can have a warranty for up to 50 years.

Don't make the mistake of hiring a roofing repair company without checking to see if your roof is still under warranty.

Why Roofing Repair Warranties Matter

The obvious reason is to avoid shelling out money to pay for roof repairs when you don’t have to. Repairing a roof can be expensive and time consuming, so double-checking is a must. When installing a new roof or repairing an existing one, warranties protect homeowners from defective shingles, premature deterioration, and many other conditions. The majority of these conditions can lead to a leaky roof, which in turn damages your home.

As a homeowner, it’s your responsibility to understand your warranty so you know what coverage you have, for how long, and under what conditions you’re protected. Almost every warranty covers manufacturer defects.

Below are a couple common and somewhat obvious steps to take that surprisingly people overlook when reviewing their warranty coverage.

How to Check Your Roof’s Warranty

  1. Figure out the name of the company who manufactures your shingles or roofing products.
  2. You can do this quickly by contacting the roofing contractor directly.
  3. If you haven’t done a roofing repair before and don’t know the contractor, contact the previous owner. Also ask the owner how long ago the work was done, who they contracted, and what products were used on the roof.
  4. Another option is contacting your real-estate agent or broker. They can put you in touch with the owner, and help point you in the right direction. They may also be a good resource for additional questions like: when was the last roof repair, what were the circumstances that caused the repair, who is the manufacturer, were other houses in the neighborhood using the same roofing contractor?
  5. Still unsure of the roofing contractor or manufacturer? Do a Google or NRCA search for local roofing contractors and start with the companies who have been around the longest.
  6.  Contact a local roofing repair company that offers a free, no obligation roofing inspection. Ask them to take a look at your shingles. Sometimes an inspector can immediately tell what type of shingles you have and identify the manufacturer. The inspector will be able to give you a good idea if you have defective roofing products.
  7. When you figure out the shingle manufacturer, contact them and ask what type of warranty coverage you have before moving forward.

Make Sure the Warranty Covers Your Roofing Repair Conditions

The shingles have to fail because of a specific manufacturer’s flaw or defect. Even 30-year-old shingles aren't necessarily covered so it’s important you understand the conditions of your warranty.

Have the shingle manufacturer send you a copy of the warranty coverage and conditions so you can look it over and figure out whether your damage is covered before paying for roofing repairs.

Finding a Good Warranty for your Next Roof

If you end up needing a new roof installed instead of a standard roofing repair, make sure to get a material with a quality warranty. The warranty should cover roofing repairs for at least 20 years and cover numerous conditions based on the quality of materials you choose.
